Here's what the latest numbers show.

The Orlando Regional REALTOR® Association's September report:

  • 12,464 homes for sale, up from 12,144 in August
  • 3,546 new listings, up from 3,439
  • 2,325 closed sales, down from 2,478
  • 66 days on the market, on average

Statewide, Florida Realtors reported single-family sales down 3.5% from a year ago, while the median price rose 1.2% to $415,000.

Then in October, mortgage rates crossed 7%. Freddie Mac's 30-year average was 7.32% as of October 22, compared with 6.19% a year earlier. Buyers are running the numbers carefully and comparing more homes before they commit.

These figures describe the market as a whole. They can't tell you how long your home will take to sell. Your neighborhood, your home's condition and your price will.

Three keys to sell smarter in Central Florida: price right, show well, adapt fast
Three keys to sell smarter: price right, show well, adapt fast.

Before you list, there are three decisions worth getting right

1. Set a price backed by comparable sales. A market median isn't an appraisal. Your starting price should come from recent sales of similar homes, adjusted for location, size, condition and features a buyer can verify.

2. Prepare your home to be compared. Clear photos, complete information and honest presentation help buyers see what your home offers. Before you spend on upgrades, separate the ones that answer real buyer objections from the ones you may not get back at closing. Our tips for sellers cover which is which.

3. Decide in advance how you'll respond to the market. Agree up front on when you'll review inquiries, showings and feedback. Then adjust based on how buyers actually respond, not on expectations alone. An adjustment can mean better presentation, more information or a new price. It doesn't mean every home needs an automatic price cut.
