In January of this year one of my buyers put a contract on a a couple of new construction homes at $300K each, by the time they closed 8 months later those same houses were selling for $360K that means on closing day they've earned $60K in equity on each house.
New construction means minimal maintenance, everything is brand new! you don't have to worry about the appliances breaking, the roof leaking and all the things that could go wrong with an existing home.
Home Warranty - most builders offer a 10 yr warranty on the structure, 2 yr mechanical and 1 year overall warranty.
Low Insurance cost - New homes are built with the latest building codes so your insurance is going to be much lower than an older home.
DO NOT ATTEMPT TO navigate the new construction market on your own, it is really difficult out there. Find a realtor with experience in new construction, it doesn't cost you anything!
