In January of this year one of my buyers put a contract on a a couple of new construction homes at $300K each, by the time they closed 8 months later those same houses were selling for $360K that means on closing day they've earned $60K in equity on each house.
New construction means minimal maintenance, everything is brand new! you don't have to worry about the appliances breaking, the roof leaking and all the things that could go wrong with an existing home.
Home Warranty - most builders offer a 10 yr warranty on the structure, 2 yr mechanical and 1 year overall warranty.
Low Insurance cost - New homes are built with the latest building codes so your insurance is going to be much lower than an older home.
DO NOT ATTEMPT TO navigate the new construction market on your own, it is really difficult out there. Find a realtor with experience in new construction, it doesn't cost you anything!
Home equity is the difference between what you owe on the home and the current market value. For example, you owe $200K on your home but the current market value is $300k that means your equity is $100K.
You know how the moment you buy a car, you drive out of the parking lot and it starts depreciating well with real estate is the opposite, the moment you buy a house it starts appreciating. How? well you usually have to make a downpayment of 5-20% when you buy a house, so right there that down payment is your equity!
There's a lot of speculation with what's happening in housing right now, and everyone has an opinion. Honestly I don't think we have a bubble and I believe home prices will continue to appreciate in 2022 but at a slower pace.
Real estate is a long term game if you're hopping in and hopping out then you are susceptible to crashes but if you're in the long haul then you are in good shape.
You'll hear people say but what about all those houses in forbearance? What's going to happen when the forbearance ends? Will there be a wave of foreclosures? NOPE - NO WAY and I'll tell you why.
Most of the mortgages in forbearance have enough equity to sell rather than foreclose on their home. Not only that but with the lack of inventory in this market, we can easily absorb all these listings they were to come on the market.
